Demo & Site Prep

Sets the stage for everything that follows. A clean, properly graded site means the base goes in right — and a good base is what a 15-year install is built on.

Full sod removal
Existing lawn removed down to bare soil — not mowed short and covered over. Organic material left under a base creates settling and drainage problems over time.
Grading & leveling
Low spots, drainage problems, and grade issues addressed before the base goes in — not after the turf is down when they're much harder to fix.
Sprinkler cap-off
Irrigation lines properly capped and isolated — not just cut. Active lines left under a base will eventually cause drainage issues and surface lifting.
Full debris haul-away
Everything removed and hauled off-site by our crew. No skip bin to arrange, no debris pile left on your driveway — included on every job at no extra charge.

Step 02

Base Build

Most drainage failures, surface settling, and premature turf wear trace back to how the base was built. This is where installs that look identical on day one start to diverge over the years.

3–4″ excavation
Existing soil excavated to the right depth — not a shallow scrape. Depth determines how much aggregate you can compact and how well water moves through the profile.
Compacted in lifts
Crushed aggregate placed and compacted in stages, not dumped and graded in one pass. Lift compaction is what prevents settling after the turf is installed.
Aggregate spec matched to the site
We use clean drain rock, 5/8" minus, or other crushed aggregate depending on existing drainage, soil type, and how the yard is used. The right material for the conditions — not one spec applied to every job.
3-oz weed barrier
Commercial-grade geotextile membrane laid across the entire base area before any turf is placed — not a lightweight fabric that degrades under compaction.
4″ compacted base standard
Step 03

Install Turf

The visible part of the job — but quality here depends entirely on how well the base was done. On a solid base, cutting, seaming, and finishing is precise work. On a poor base, no amount of care at this stage can fix what's underneath.

S-curve seaming
Seams hand-cut in a natural S-curve so they follow the yard's contour and disappear into the surface rather than running in a visible straight line.
Perimeter nailing & edging
Edges nailed and secured to prevent lifting, curling, or movement — especially important in areas with freeze-thaw cycles or heavy foot traffic near borders.
Envirofill infill
Non-toxic, antimicrobial Envirofill broomed in at the correct depth on every install. Infill depth affects surface performance — we don't cut corners on quantity.
Walkthrough before we leave
We walk the finished yard with you before the truck leaves — checking edges, seams, and drainage together so questions are answered on the spot.

  • Drainage depends almost entirely on the base, not the turf itself. We install a compacted 4-inch crushed rock base engineered specifically for Puget Sound conditions, including the glacial till clay common throughout Pierce and Kitsap County. Most yards drain within minutes of rain stopping. We've never had to go back and fix a drainage problem because we build it right the first time.

  • Quality installations last 15 to 20 years in the Pacific Northwest. Every product we install meets ADA and ABA compliance standards and won't leach harmful materials into Puget Sound drainage systems.

We start with a free on-site estimate, then excavate existing grass and soil, build and compact your crushed rock base, and grade carefully to direct drainage away from structures. We install a weed barrier, hand-cut the turf to fit your yard's exact shape using S-curve seams, secure the edges, apply infill, and power broom the surface before walking through the finished yard with you. Our crew is entirely in-house — no subcontractors — so you get the same experienced team from the first day to the last.

  • Synthetic turf does absorb more heat than natural grass on sunny days. In Western Washington, with our mild summers and abundant shade, this is rarely a significant issue. The Envirofill infill we use also reflects heat more effectively than crumb rubber, which helps considerably. Straight cuts create a visible ridge that catches light and never fully blends. Our curved cuts become essentially invisible once the turf is brushed and settled.   • Our turf products carry a 15-year manufacturer warranty covering fiber integrity, UV resistance, and color retention. Beyond that, we stand behind our workmanship — if something fails because of how it was built, we come back and make it right. Because we use in-house crews exclusively, there's no finger-pointing between a subcontractor and an office.   • It won't eliminate moles since they live underground, but it makes your yard essentially invulnerable to the surface damage they cause. Our compacted 4-inch crushed rock base is dense enough to deter burrowing up through the turf — moles can't push through compacted rock the way they push through soft lawn soil.
